Background

We were appointed ESS Modular to design 4 semi-detached modular residential units from RIBA Work Stages 2 to 4.  The modules were manufactured offsite and then dilivered to site for assembly.  This scheme was provide as an example project for the council. The Council wanted to see how use of modular construction in the residential sector would benefit delivery of homes for the Social housing sector.

Ethos
A number of design options were explored and costed to provide two and three bedroom units. A design incorporating four modular units per dwelling was eventually selected.

Design Solution
A two bedroom solution was selected with a study area on the landing and family bathroom. The kitchen and internal partitions were also installed off site. A Brick cladding system mounted on external fixing cartridges was selected which allowed most of the brick cladding to be

fiited off site, with the remaining bricks installed once the modular units had been lifted in place after arrival on site.

Construction
GRound works, foundations and site works were being carried out on site, whilst lanning approval, the final design drawings and approval and off site construction was being carried out.

Once the modules were ready to deliver and were lifted into place on site, it then took three weeks for final internal brickwork to be put in place externally, and internal final fixing of plasterboard around modular links and dcoration and floor finishes to be completed. The final external works involved lifting the entire roof for each unit into place, also put together off site.

Then occupants could move in. , .

Future projects
The intention was to role out similar projects across spare bits of land the council had at ttheir disposal and to suit individual housing need.

Landscape and External Works
Rach unit was provided with a turfed garden fenced to provide privacy, a bin storage area, garden path to their front door, drive parking and planting bed. .

Installation
The photos to the right show the modules delivered partially clad , a 3D image to show how we wanted the units to look and the image below shows the completed dwellings a few years lived in.
