Background
bpArchitecture were appointed by our client to design an extension with internal alterations to an existing property for our client’s first buy to sell renovation development. The project was taken from scheme design to technical design (RIBA stages 1 to 4).

Design Solution and Facilities
The exiting living space was left largely as is but the stiarcase was relocated.

A double storey side extension and retaining wall to neighbours drive was introduced to provide an integral garage store to the side with bedroom above.

The two bedrooms in the existing dwelling were refurbished, with a corridor created where the stiarcase was.

The new staircase was tucked in behind the garage and the entire rear five exisitng rooms at ground floor and two rooms at first floor were replanned to make efficient use of the space. The conservatory was also removed.

At ground floor a large kitchen dinging room was created, fitted with a high spec kitchen. With separate utility room, A Cloakroom and cloaks cupboard were tucked in to the side of the stairs.

On the upper floor an ensute and family bathroom were formed in the middle of the rear outrigger plan with a large master bedroom overlooking the garden to the rear.

All windows were replaced, and the dwelling insulated to current standards and then rendered to finish the external improvements.

Landscape and External Works
The gardens were fitted with new close baorded fenceing. A new driveway laid, new entrance footpaths, Stone patio raised planting beds and turfed garden. Our developer Cleint sold the property on for a good return.
