Rear Elevation of Proposal

 

bpArchitecture were appointed by our client to design a pitched roofd rear extension including extending the roof canopy to provide solar shading to the south elevation. We also designed a loft conversion to provide a bedroom and ensuite on the upper floor. The rear of the ground floor was replanned to open up into the extension and modernise the exisitng dwelling..

Design Solution
1] An existing conservatory to the rear was replaced with a full width 4.8m extension with pitched roof to the rear - requiring planning apporval . Our Clients wanted large volume glass to the extension, with the roof extended to alow external seating and shading to the glass on this south elevation. The extension provides a modern kitchen dinging room in a double height space. With an internal balcony to the rear bedroom above. the new kitchen was opened up into the existing kitchen which became a utility area .

2] An existing rear bedroom was converted into a Study with glazed double doors opening up into the rear extension.

3] The entrance hall was replanned to fit in a staircase to the loft space.

4] The loft space was converted to provide a master bedroom, dressing room and ensuite on the upper floor. with balcony overlooking the extension double height space below

5] No works were carried out to an existing lounge and bedroom to the front of the property.

6] The external front elevation was improved with replacement cladding to update the appearance

Design Intent
Windows and rooflights were carefully placed, to provide natural daylight to the upper floor and double height kitchen, dining/living space to the rear. Double height glazed windows to the rear provided distant landscape views and plenty of natural daylight. .

Two pitched dormers were designed to increase headroom at key points on the upper floor. One of these was agreed, the other contested by the Panners because of concerns about overlooking to the dront side elevation- despite inclusion of switchable electric glass. Both dormers were gradually reduced in size during four consultations, until their volume and appearance was almost accepted. Eventually these were omitted to obtain approval. . Our Clients did not proceed with teh lofdt conversion because of the lack of daylight forcd on them by the planners.

The roof also included four large and three small rooflights to provide additional daylight. The four larger rooflights were set over the rear extension.

The pitched roof was extended at teh rear by 1m to shade the rear elevation and provide cover to Patrio doors.
