Background
ESS Modular appointed bpArchitecture to work as part of the design team on a Design and Build project from Stage 3d to Stage 6.

The Client team had obtained Planning approval, and groundworks had commenced on site.

The project inculded a new Teaching block to increase the capacity of teaching accomodation from a 8FE to a 12 FE alongside new Sports changing facilities and a Dining room Extension.

Ethos
Utilising Offsite Modular Construction techniques allowed the building to be designed and delivered in a shorter time frame, to a tight budget while retaining a high-quality finish.

Groundworks commenced on site at the same time as the Modular units were being fabricated in the factory. This allowed the modules to be delivered to site and installed on the foundations causing less impact to the running and management of the existing school.

The cladding was then installed on site at the same time as an internal fit out. Allowing the new Teaching block to be up and running for the new School term. 10 month build.

The design of the school was based on the existing purple clad elements and tall windows of the existing school.

An extension to the existing Dining Hall was to be constructed using on site construction to provide additional dining spaces.

Design
Oldham Borough Council provided Project Management and QS Services on this project and instructed that they and the Contracts Managere from the Contractors Team were to attend meeetings with the School to discuss any design or layout changes and finishes proposals. As Architects we attended only the Finishes proposals meeting.

As Architects we did propose some minor changes to the layout of the Teaching block to suit regulation compliance, as foundtions had commenced on site when we were appointed it was too late to change one end of the block, but we were able to capture changes to the far end of the teaching block, its entrance and the Changing block to comply with regulations.

We also put together proposals for a Lecture Theatre incorporating Turn and Learn seating when the School asked that a larger Classroom on the Ground Floor be amended to provide a Lecture Theatre.

We attended site during Stage 5 when issues were raised with Construction or Setting Out which needed site discussion and a resolution. The issue with Design and Build Contracts is that Sub Contractors do not stick to drawings and the Architect is then called on to advise how to fix things that have been done on site.
